Door County Real Estate Update: Changes Coming in 2024

Door County Real Estate Update

Recent, national legal battles--and a proposed settlement--in the United States real estate industry under the National Association of Realtors have resulted in a great deal of confusion for the general public.  In regard to the national settlement, there are many very misleading and even completely false statements that have been made, broadcast or published in regards to the settlement and how it will change the United States real estate industry.

This settlement will trickle down to every local level.  To concentrate on our Door County real estate market, I'm going to share some information as provided by the the Wisconsin Realtors Association:

The proposed settlement will have implications for real estate associations throughout Wisconsin, as well as in Door County, beginning in 2024.  The settlement also has implications for our Wisconsin and Door County brokerages, including The Kellstrom-Ray Agency, Inc. and others.  However, Wisconsin law does differ from laws in other states that impact key aspects of the settlement agreement as it has been proposed:

In Door County, as well as the rest of Wisconsin, real estate licensees (Brokers and Agents) are required to use Wisconsin state-approved forms, many of which already include the specific policies that are being addressed in the proposed settlement agreement under the National Association of Realtors--policies that assist the consumer in understanding how compensation is earned.

Our Wisconsin listing contracts and buyer agency agreements explicitly explain how commissions are earned,  and/or how compensation is paid to cooperating real estate firms in Wisconsin real estate transactions.  Wisconsin has encouraged and required written buyer agency agreements for Buyer Clients in a transaction for over twenty years.  As such, the stipulation addressed in the National Association of Realtors settlement was addressed in Wisconsin many years ago.

Another very important factor in regards to the settlement agreement is that there is not--and there has never been--a "standard" commission rate established nationally or locally.  Real estate commissions for both buyers and sellers have been, and will remain, negotiable.  These standards of practice continue to benefit buyers and sellers (and Wisconsin real estate brokerages and agents) by ensuring that prices are not "set", are fair for market and services provided.  These practices also allow us to provide the best services possible to all parties.

As the current president of the Door County Board of Realtors, I have been privy to dozens of meeting and discussions in regards to the settlement and how we can work to use its terms to improve any Door County real estate transaction for the consumer.  I would be happy to schedule a meeting with you to discuss the information provided by the Wisconsin Realtors Association.

To learn more about how the real estate settlement will impact Wisconsin, and Door County, real estate, under the Wisconsin Association of Realtors, check here.

Our goal is to provide the best Door County real estate services possible.  We work hard to ensure that that our Sellers and Buyers receive excellent service, with a firm understanding of how their contractual obligations work.

The Kellstrom-Ray Agency, Inc. has been practicing real estate in Door County, Wisconsin for over 75 years.  We have helped buyers and sellers achieve their Door County real estate goals since 1948.  Our goal has been, and will continue to be, helping Door County buyers and sellers successfully sell their Door County property or achieve their dream of Door County home ownership.  I would be happy to discuss how this process is currently unfolding, and the changes that will take shape later this year.

I'll also continue to provide the custom service I've been providing for years, as the top-producing broker of The Kellstrom-Ray Agency, Inc. since 2016, and as a top producer with other brokerages since 2004.  I've been a successful listing agent for over 20 years, and a successful Accredited Buyer Representative for nearly as long.  I'm happy to answer any questions you may have in regards to this topic.    If you're ready to list a Door County property, or buy a Door County property, please contact me today

Door County Real Estate Market Predictions for 2024

Door County Real Estate Market

Predictions for 2024

So, we're riding into the middle of the first quarter of 2024, and we've had a chance to shake off all of the holiday vides and get back into the thick of things.  And although we've had an incredibly mild winter as of this writing AND even though Punksutawney Phil did not see his shadow and an early spring is predicted, we're right in the heart of February now with some snow predicted, so it's a great time to predict what I think the rest of the year will bring for Door County real estate.

1.  The Federal Reserve will not lower interest rates until late summer or autumn in 2024 (if at all).  In the interim, I feel as though the best we can hope for is that rates do not go UP any more.  This is going to be because, despite some very positive economic news, inflation remains high and I feel it will remain high.  So those interest rate dips that come and keep us in the sixes and sevens will likely stay around for a while.  If you want to talk to a local, Door County lender about our market, please contact me for more information on local banks that we do a great deal of real estate-related business with.

Door County Real Estate Predictions

2.  Inventory under $400,000.00 will remain very, very tight in northern Door County in 2024.  As of this writing, there are only a few homes/condos available in this price point north of Sturgeon Bay for residential homes and/or condominiums and even Sturgeon Bay has property under $400,000.00 going under contract with multiple Offers.

3.  Buying properties for rental will not be a driving force in the Door County market as much as it has been from 2020-2023.   With sweeping changes in Door County rental restrictions in 2023 in most or even all municipalities, you will not see as many properties transferring to be used for short-term rental.

4.  Vacant land inventory will remain at historic lows throughout Door County.   This will follow the patterns set from 2021-2023---people are buying to hold and build in the future, especially Generation X buyers that will be eying up retirement over the next decade.

Door County Waterfront Properties for Sale

5.  Waterfront and water view properties will remain at premium prices.   There are just too many people that want our limited waterfront and water view inventory, so this market will remain strong, especially on the Green Bay side of the Peninsula.  To view current Door County properties for sale, check here.

The real estate market will remain tight in 2024, but it will not see the historic, record-setting pace that we had in 2021 and 2022, simply because our inventory is going to be limited.  What can you do to prepare?

1.  If you are using financing, get pre-approved.   As noted above, we'd be delighted to assist you in discovering local lenders that are familiar with our Door County real estate market.

2.  Register for a free, personalized Door County property search.  Our search will bring up the entire list of available  properties in the Door County MLS.  Please check the boxes for "home, condominium or land" (or multiple) and choose "Door County" from the drop-down box box on the left (if you know your towns and villages, please set those up, too, and choose number of bedrooms and baths if you are looking at a home or condominium.  Please also choose your price points in those boxes to better assist in your search.  Set up your free, personalized Door County property search here.

Door County Homes for Sale near the water

3.  Contact me to set up a property tour.  Call me to make sure the properties that you are viewing are still available and let me know your travel dates.  Our office will do our best to assist you in touring as many properties as possible, but we do usually have to make appointments in advance, so the earlier you call, the better.  Contact me today to assist with any upcoming Door County property search.

If 2024 is the year to purchase your Door County dream home, condominium, or vacant land to build in the future, the time to start searching is SOON to be ready for the summer of 2024.  Contact me for more details on starting your home search and on current Door County real estate market conditions reports today!

Crows Nest Estates Waterfront Condominium for Sale

Crows Nest Estates Waterfront Condominium for Sale

10685 Commodore Circle, Sister Bay, WI 54234

Throughout my Door County real estate career, I've regularly represented and sold beautiful multi-million dollar homes at our many waterfront and water view communities:  Hidden Harbor, Mariners Pointe, Anchorage Cove, Sister Bluff Estates, Yacht Harbor Shores, Shore View, The Shores, Marina View Condominiums and others.....I regularly sell beautiful waterfront and water view homes and condominiums and waterfront and water view land.

But Door County's best-kept secret is Crows Nest Estates in Sister Bay, Wisconsin.....and the owners there truly like it that way--a quiet, close-knit community.

Crows Nest Estate Condominiums came to fruition in the early 2000s when the former Jane Blossom Estate was developed in an incredibly conscientious manner----light development on over thirteen acres of gorgeous bluff and waterfront land with over 400 feet of common area shore.  The development was originally intended to have 11 buildings--a total of 22 homes on over 13 acres (the density could have allowed for 100 homes or more), with public sewer and water, and a short walk to downtown Sister Bay.

CROWS NEST OWNERS' PATIO AND TRAM TO THE SHORE

Sister Bay Waterfront Condos 4 bedrooms

Yet this is a private paradise, and the owners that that very seriously.  A few years ago the Crows Nest Estates owners joined together and purchased what was to be building site 10, next to unit 11, which created a gorgeous natural area, with mature trees, flowering shrubs and year-round perennials that are native to Door County...sweet peas, cornflowers and incredible autumn colors.

We are delighted to offer a four bedroom, partial water-view unit with full access to this incredible shorefront at Crows Nest Estates.  Our new listing at 10685 Commodore Circle, Unit 602, Sister Bay, Wisconsin 54234 is a newly-remodeled home that has all the features you want in a year-round Door County home or a Door County vacation home.

BEAUTIFUL IN ALL SEASONS

Crows Nest Estates 54234

We are currently offering a four bedroom home for sale at Crows Nest Estates.  All of the main living is on one level--laundry room, powder room, great room with fireplace, a lovely remodeled gourmet kitchen, a dining room with a partial, seasonal water view and so much more.  The deck off the the great room offers the best of the views--woods and water.
