Door County Real Estate Market Report October 2022

Some statistics from the September 2022 Wisconsin REALTORs Association Real Estate Report: 

Wisconsin’s housing affordability index for September was down 30.5% from September of last year due to continued low inventories, rising prices and interest rates. 

From the Door County Board of REALTORs:  Year to Date (through September 2022): Median prices for Door County were $363,000, which was up 25.6% compared to the same time last year through January - September 2021 . Sales were DOWN for the same period by 16.5%; we attribute that to very little inventory being released and very little inventory available under $500,000, with inventory under $300,000 being almost non-existent.

What will November bring with interest rates due to increase?  Only time will tell!

When are Door County housing prices

going to drop?

Door County Housing Market September, 2022:  Door County REALTORS saw a slight slow-down when the Federal Reserve first began increasing interest rates in 2022, but that pattern appears to have shifted.

With little to no inventory available in Door County, including for the first time in my 18-plus years of practice, including vacant land---demand still greatly exceeds supply from Jacksonport-Egg Harbor through Gills Rock/Northport.

In fact, Door County's only city, Sturgeon Bay, has had this problem for far longer than the northern Door County communities, with a scarcity of inventory (and affordable inventory) going back to at least 2017.  It is only since 2019 that we have seen prices start and continue to rise in northern Door County, where any home or condominium under $500,000 now garners immediate and considerable interest.

As mentioned above---even our vacant land inventory is depleted.  As of this writing, there are two vacant parcels available on market shown as not pending north of Fish Creek/Baileys Harbor.  This would have been unheard of just two short years ago.

So when are Door County housing prices going to drop?  Just yesterday, a long-time reader called and asked me this question again---someone that had the opportunity to buy back in 2013 when prices were in decline and inventory vastly exceeded demand.

The answer:  interest rate increases do not appear to be deterring the Door County housing market, other than to further increase the lack of affordable housing inventory under $300,000.00.  That market is nearly non-existent north of Egg Harbor/Jacksonport.  As such, it's going to take a determined period when supply actually exceeds demand for prices to stabilize or actually stop increasing, and we aren't predicting that even with another large interest rate hike expected this month.  That is further compounded by the fact that autumn (not spring/summer) is typically our busiest calendar market time of the year, as people that have summered here become serious about house-hunting.

As such, right now we see homes that are selling $50,000, $100,000, $150,000 and even nearly $200,000 over asking price, depending on location, condition and price.  A home in my Sister Bay neighborhood closed over $150,000 over list price last week.  Wonderful if you are a Seller--NOT so great if you're a Buyer.

The Door County that I remember from my childhood and younger years was VASTLY different from most of the towns and village in the Door County that you'll visit today.  Some change is wonderful, some makes you a bit wistful for the past.

We didn't have luxury homes on the water (or inland, for that matter)---but we had a LOT of quaint vacation cottages on the shores of Green Bay and Lake Michigan, owned by generations of family, that have gradually given way to large homes on the water. The latest and best example of this was the sale and refurbishing of the property that is the Alpine Resort in Egg Harbor from 2019 through today.  That property was divided and sold, with some of the waterfront going to the Egg Harbor Beach via purchases from Town/Village and some properties going to private investors.  Many small cottages have been or will be torn down and turned into grand homes in that area.

This photos was of a family-owned Boarding House in Ellison Bay which included rental cottages across from the water since the 1930s/1940s and that were then managed by my grandparents until the early 2000s.

As such, the quintessiantial cottage home is much-desired in Door County, especially on the shore, and we are lucky enough to be representing such a home at 1902 Hillside Drive in Ellison Bay, WI 54210.  This is in an area of homes that is reminiscent of the waterfront homes that you may remember from your childhood--the cozy cottages that are large and year-round, but not TOO large.  So many year-round waterfront homes have been torn down to make way for new, larger homes that it has made me sad.  One of Sister Bay's most notable waterfront homes was torn down in 2020 to make way for a larger home, and many visitors and Buyer's commented to me how downtown Sister Bay had lost some of its charm and history when it was torn down.

Just north of Sister Bay, the next town to the north, is Ellison Bay.  Ellison Bay, itself, is known for its true "Door County" charm.  Ellison Bay is one of the incorporated areas of the Town of Liberty Grove, Wisconsin.  Downtown Ellison Bay hasn't changed much since the mid 1970s (with the exception of the loss of some family-owned rental cottages and a few very private condominium developments), but Ellison Bay still has a breakfast cafe, good coffeehouses (try Kick Ash Products for great bakery and home-roasted coffee and granola) and the same pottery shops that have been operating since the 1970s or 1980s.  It has a great year-round restaurant in the Mink River Basin and a classic German supper club, and a fine-dining restaurant (Wickman House) with wine and cocktails that has been lauded as some of the finest dining in ENTIRE the State of Wisconsin. It has one gas station, a wonderful public beach with tennis and a play ground, a general store (the "Pioneer Store") that provides everything from soup to nuts to liquor to paper towels, and SO much more.  It has a great antique shop and a wonderful park to watch waterview sunsets, Will's Park, off of the public marina.

So many people would love to be a part of Ellison Bay in the Town of Liberty Grove.  It has so much to offer, year-round, including close access to wonderful parks (Newport State Park, Garrett Bay Park, Wills Park, Door Bluff Park and so many others) that you can enjoy year-round.   This is one of the most unspoiled areas of Door County.

Market Update:  July, 2022

Have the winds of change started a gentle breeze in the Door County real estate market in July of 2022?

Contracts Opening Up:  The first thing we've seen are offers that have fallen apart with no back-up offers that have come back as "Active" in the MLS, with requests from the listing agents to please help them get back under contract.  We've seen that four times in the last six weeks on a very visible scale--properties without secondary (back-up) Offers---and we haven't seen much of that in two years.  So I do believe that is a breeze from the winds of change.

We're still building on the Bay, where you'll experience gentle waterfront breezes (not winds of change).  Waterfront Du Nord Homes for Sale

Interest rates:  Well, we've all seen them rise, but the past few weeks we've seen them fall, too.  We've also seen lenders get extremely creative and extremely competitive, offering products that are still attractive for Buyers that want or need financing.  These winds of change have been predicted since last year, so we've had time to batten down the hatches for this breezy turbulence.

Bump Clauses:   A bump clause means that an Offer is written so attractively that it may contain no contingencies (and we've seen thousands of those in the past 2-3 years).  Well, right now, I have my first property with a bump clause in ages, because the Offer did have contingencies, that can be "bumped" by another Offer.  The language in Wisconsin gives the current Buyers a certain number of days/hours to remove the contingencies that are in the portion of the bump clause.  So we haven't seen this for a while, but right now I'm aware of two in our Door County MLS (and I have one of them).  I see this as a breeze in the winds of change.

Building is still ongoing, with some building costs actually scaling down.

Contingencies:  Rather than the contingency-free contracts that I mention from the past two years, we are starting to see some contingencies again, including some with home inspections, some with septic and well testing, and some with actual financing contingencies (rather than behind-the-scenes financing, which was pretty common over the past three years).  This is a wind of change that is becoming rather breezy (I believe it's becoming the new normal again, but it completely depends on the property).

More Door County Properties on Market:  Yep, the super-attractive properties are still getting multiple Offers and going under contract that way, but we're also seeing properties sitting for longer, and that has been going on for a few months now.  So this is GREAT news for Door County property buyers, as you aren't wasting your time coming up to find there's not inventory--the old fashioned "property tours" are become a real thing again.  I expect this wind of change to keep blowing throughout the rest of this year.

PRICE REDUCTIONS:  In 2022, I've reduced prices on 5 different properties for various reasons (and some of these reductions are coming very shortly after listing).  Right now, the market is shifting here, and if you don't get an Offer in a short amount of time--it's time to reduce the price until you are at market--even if properties are selling for higher.  This is a wind of change I know will continue, as it always does in a "normal" real estate market.  

So the Door County breezes are still gentle and balmy, but they are breezes in the winds of change that we did not have in 2019, 2020 and 2021 when the market was going steadily higher and higher.  Some blame the stock market, some blame interest rates, some blame turbulence in the news and issues around the world, but we've always had these things.  The real estate market is a wild ride--it goes up, it goes down, and it's always a roller coaster.  The market is simply shifting, and I've been predicting this since late last autumn.  Is the market slow here?  ABSOLUTEY NOT.  We absolutely have more Buyers than inventory, especially under $500,000 and under $300,000.   But I believe that the market is definitely changing.  Doo

Looking outside from my office on a busy July weekend, I am amazed at the number of people in Sister Bay.  Yet it is everything I expected, and more.  

Sister Bay has become the "go-to" town/village for northern Door County.  With multiple shopping areas (Country Walk Shops and downtown shopping, with great stores like On Deck Clothing) and two large public beaches, as well as Marina Park, where you can watch the boats and possibly the best Door County sunsets ever, there is so much to do.  The public boat tours are fun any time of the day, as is go-carting and miniature golf for all-agefun.   If you visit Country Walk, be sure to visit Twisted Tree as well as the new Beach Baby, where you'll find things for the little ones as well as rental so you don't have to bring EVERYTHING to Door County, like cribs for your Sister Bay rental or swim toys.

Don't even get us started on the dining and drinking available to you in Sister Bay.  There are SO many choices.  From 1211 Wine Bar and Tyme Cuisine on the southern part of Sister Bay to the newly remodeled (and still almost new) Peach Barn Farmhouse and Brewery, you can get your fill of local delights.  JJ's/La Puera, under new ownership, still has the best margaritas and Mexican food.  And from casual dining to fine dining to vegan fare, Sister Bay has you covered for eats, too, from the new Crain's Kitchen and relatively new Fat Belly  (great burritos and bowls, try the Poke Tuna Bowl on Fridays (but they sell out quickly)) and Roots Inn and Kitchen, to old standards, like Al's Johnson's Swedish Restaurant and Butik, Grasse's Grill, the Sister Bay Bowl (where you can really rent and alley and bowl after dinner), CHOP, Boathouse by the Bay, Door County Creamery, Husby's, Wild Tomato Pizza, the best homemade ice cream sundaes at the Door County Ice Cream Factory and LURE.

Even winter is delightful in Sister Bay, with a year-round winter skating and events park, plus dog park, and an annual New Year's Eve "Cherry Drop" held downtown.

Sister Bay also has things you really NEED, like year-round groceries, gas stations, doctors, dentists, great resale and consignment shops, a library, a hardware store and so much more.  If you're looking for a special bottle of wine, stop at Top Shelf Provisions or Firefly Outfitters.  Sister Bay has grown tremendously in the past ten years and continues to delight visitors and year-round residents alike with great food and fun--and amazing sunsets over the Bay.

You know we love a good party in Door County, and what better way to celebrate Indepence Day in 2022 than enjoying the Door Peninsula?  The entire weekend promises sunsets, celebrations and so much more.

Egg Harbor will celebrate on Sunday, July 3rd, with waterfront fireworks at dusk.  

Gills Rock hosts a boat regatta and then fireworks over the water.  From some waterfront homes for sale right now, you can actually watch the Washington Island fireworks across the water, too.  

Baileys Harbor hosts an all-day celebration, starting with a parade at 10 a.m. and all-day music and food, with the final call being fireworks over Lake Michigan.

The City of Sturgeon Bay also has fireworks in downtown Sturgeon Bay along the channel, with ample areas throughout the City where you'll get a perfect view.  

Sister Bay celebrates Freedom Festival the FOLLOWING weekend, on July 9th, this year.  Fireworks are over the Bay downtown at dusk (and some great places to view include a late dinner at CHOP or the Sister Bay Marina).
