New Door County Businesses for 2024

 

New or Improved Door County Businesses in 2024

In addition to all of your old Door County favorites, there are some great places to visit that have new owners, new locations or even entirely new businesses in 2024.   Be sure to check them out this summer!

1.  Trilliant Diamonds has opened a second location at The Dorr Hotel in downtown Sister Bay.  They offer EXCEPTIONAL hand-crafted jewelry.

2.  Della Porta Pizzeria Nepoletana, downtown Ellison Bay, is opening their back door patio for craft cocktails and some of Door County's best pizza (a very short walk to waterfront Will's Park to watch Door County's very best sunsets after you eat!).  Visit La Piazza!

3.  Trixie's in downtown Ephraim has become The Fashionable.

4.  The Shoreline Restaurant in Gills Rock is under new ownership, and we've heard great things!

5.  A new restaurant is opening in downtown Baileys Harbor next to Roost & Banter.

6.  Want to explore the peninsula with speed AND style?  Visit Door County Slingshot for rental, located in Sister Bay.  

7.  Al Johnson's is opening a new boutique for REDUCED items in one of the authentic Swedish log cabins by the pond (next to the back parking lot).  We're excited about this!

Door County Real Estate Update: Changes Coming in 2024

Door County Real Estate Update

Recent, national legal battles--and a proposed settlement--in the United States real estate industry under the National Association of Realtors have resulted in a great deal of confusion for the general public.  In regard to the national settlement, there are many very misleading and even completely false statements that have been made, broadcast or published in regards to the settlement and how it will change the United States real estate industry.

This settlement will trickle down to every local level.  To concentrate on our Door County real estate market, I'm going to share some information as provided by the the Wisconsin Realtors Association:

The proposed settlement will have implications for real estate associations throughout Wisconsin, as well as in Door County, beginning in 2024.  The settlement also has implications for our Wisconsin and Door County brokerages, including The Kellstrom-Ray Agency, Inc. and others.  However, Wisconsin law does differ from laws in other states that impact key aspects of the settlement agreement as it has been proposed:

In Door County, as well as the rest of Wisconsin, real estate licensees (Brokers and Agents) are required to use Wisconsin state-approved forms, many of which already include the specific policies that are being addressed in the proposed settlement agreement under the National Association of Realtors--policies that assist the consumer in understanding how compensation is earned. 

Our Wisconsin listing contracts and buyer agency agreements explicitly explain how commissions are earned,  and/or how compensation is paid to cooperating real estate firms in Wisconsin real estate transactions.  Wisconsin has encouraged and required written buyer agency agreements for Buyer Clients in a transaction for over twenty years.  As such, the stipulation addressed in the National Association of Realtors settlement was addressed in Wisconsin many years ago.

Another very important factor in regards to the settlement agreement is that there is not--and there has never been--a "standard" commission rate established nationally or locally.  Real estate commissions for both buyers and sellers have been, and will remain, negotiable.  These standards of practice continue to benefit buyers and sellers (and Wisconsin real estate brokerages and agents) by ensuring that prices are not "set", are fair for market and services provided.  These practices also allow us to provide the best services possible to all parties.  

As the current president of the Door County Board of Realtors, I have been privy to dozens of meeting and discussions in regards to the settlement and how we can work to use its terms to improve any Door County real estate transaction for the consumer.  I would be happy to schedule a meeting with you to discuss the information provided by the Wisconsin Realtors Association.

Predictions for 2024

So, we're riding into the middle of the first quarter of 2024, and we've had a chance to shake off all of the holiday vides and get back into the thick of things.  And although we've had an incredibly mild winter as of this writing AND even though Punksutawney Phil did not see his shadow and an early spring is predicted, we're right in the heart of February now with some snow predicted, so it's a great time to predict what I think the rest of the year will bring for Door County real estate.

1.  The Federal Reserve will not lower interest rates until late summer or autumn in 2024 (if at all).  In the interim, I feel as though the best we can hope for is that rates do not go UP any more.  This is going to be because, despite some very positive economic news, inflation remains high and I feel it will remain high.  So those interest rate dips that come and keep us in the sixes and sevens will likely stay around for a while.  If you want to talk to a local, Door County lender about our market, please contact me for more information on local banks that we do a great deal of real estate-related business with.

Door County Real Estate Predictions

2.  Inventory under $400,000.00 will remain very, very tight in northern Door County in 2024.  As of this writing, there are only a few homes/condos available in this price point north of Sturgeon Bay for residential homes and/or condominiums and even Sturgeon Bay has property under $400,000.00 going under contract with multiple Offers.  

3.  Buying properties for rental will not be a driving force in the Door County market as much as it has been from 2020-2023.   With sweeping changes in Door County rental restrictions in 2023 in most or even all municipalities, you will not see as many properties transferring to be used for short-term rental.

4.  Vacant land inventory will remain at historic lows throughout Door County.   This will follow the patterns set from 2021-2023---people are buying to hold and build in the future, especially Generation X buyers that will be eying up retirement over the next decade.

5.  Waterfront and water view properties will remain at premium prices.   There are just too many people that want our limited waterfront and water view inventory, so this market will remain strong, especially on the Green Bay side of the Peninsula.  To view current Door County properties for sale, check here.

The real estate market will remain tight in 2024, but it will not see the historic, record-setting pace that we had in 2021 and 2022, simply because our inventory is going to be limited.  What can you do to prepare?
