Door County Real Estate Market Update August 2023
As we near the end of August, 2023, the Door County real estate market continues the pattern that it has shown since 2021.
Homes and condominiums under $500,000 are receiving the most interest, but they are a very scarce commodity, and many of them are going under contract with multiple Offers.
Heartland acreage (under Door County Zoning) is still averaging roughly $25,000 per acre, but smaller lots are seeing higher prices per acre because they generally have different zoning classifications. There is very little vacant acreage for sale at all in northern Door County as of this writing (and vacant land is also scarce in Sturgeon Bay and south of Sturgeon Bay).
Waterfront properties under $3,000,000 remain highly desirable. There are very few waterfront properties available under $1,000,000 as of this writing. Those properties tend to get multiple Offers and go under contract quickly.
Inventory remains tight in all areas of the Door Peninsula, although the Village of Sister Bay, Village of Egg Harbor and Town of Liberty Grove have had more property releases in recent weeks. Ephraim and Fish Creek have had limited inventory for most of 2023 and remain that way as of this writing.
However, for the avid househunter, the thrill of finding the perfect Door County property remains intact. We are seeing more properties coming on market than earlier this year and we expect this trend to continue throughout the remaining months of 2023. So don't give up hope on that Door County property search!
